Alchemy advised a fund managed by Patrizia on the potential for a change of use from offices to residential for this multi-let office scheme on the Munster Road, Fulham. Suffering from long term high levels of vacancy, especially since Covid, we explored various options for the estate of four distinct blocks, including both Permitted Development and full planning schemes. Our preferred scheme identified the potential to deliver almost 100 windfall residential units in a well-designed scheme, subject to acceptance of the principle of change of use by the local authority, the London Borough of Hammersmith and Fulham.
